Tenant Fees
Holding Deposit (Per Tenancy)
One week's rent
This payment reserves the property while referencing and application checks are completed.
Please note that the holding deposit may be retained if any applicant (including a guarantor):
Withdraws from the tenancy
Fails a Right to Rent check
Provides false or misleading information
Fails to sign the tenancy agreement and/or Deed of Guarantee within 15 calendar days (or another agreed deadline confirmed in writing)
Security Deposit
One month's rent
The deposit will be protected in accordance with current tenancy deposit legislation.
Unpaid Rent
Interest may be charged at 3% above the Bank of England Base Rate on any outstanding rent from the date it becomes overdue.
Please note that interest will not be charged until the rent has been outstanding for more than 14 days.
Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing any lost keys, fobs, access cards, or other security devices.
Where replacement locks are required, tenants will also be responsible for the cost of:
Locksmith attendance
New locks
Replacement keys
Additional copies required by the landlord or managing agent
An administration charge of £10 per hour (inclusive of VAT) may also apply where additional time is required to arrange replacements.
Variation of Contract
£65.00 (inclusive of VAT)
Charged per agreed variation requested by the tenant.
This fee covers the cost of obtaining the landlord's instructions and preparing and executing any required legal documentation.
Or any reasonable costs incurred if higher.
This charge covers:
Landlord approval
Referencing of the incoming tenant
Right to Rent checks
Deposit administration
Preparation and execution of legal documentation
Early Termination of Tenancy
Should a tenant wish to terminate their tenancy before the end of the fixed term, they will be responsible for the landlord's reasonable costs associated with re-letting the property, together with any rent due until a replacement tenancy begins.
These charges will not exceed the total rent remaining under the tenancy agreement.
